in the Costa del Sol
The Costa del Sol has long been a buoyant market, but recently evidence is appearing to suggest that the heady growth rates of the last few years, partcularly with off-plan sales, has slowed to a more stable rate.
Real-estate selling in the area has acheived a mixed reputation. On one hand, good properties have been comparably cheaper to other countries such as the UK and have provided good investments or income generators. On the other hand, the dodgy dealings of a number of real-estate agents have coloured the reputation. Stories of agents disappearing with deposits, selling properties with no clear title, or making massive commissions are plentiful. In some cases, the stories are exagerated, but there is some truth there.
In reality, property buyers do need to make sure they are dealing with an honest real-estate agent, and do their own checks on their prospective purchase.
It is estimated that there are now around 5000 agents on the South Coast of Spain alone, far more than required. In any one area, you may find anywhere from ten to hundred agents. How do you choose which one to use?
The answer comes from the rapidly growing influence of the internet. Rather than trawl though 20 different agents' websites, and conduct viewings with them all separately, the Tuwawi MLS (Spain) Property Network has made it possible for agents to share their property listings with each other. This means that the prospective purchaser can deal through one agent, and have access to all properties in an area. Much simpler for all involved. If the buyer doesn't get on with that agent, then fine. They are free to use another agent. But lack of properties is no longer a reason to change agents.
