If you want to sell your property, you will be aware that you have a vast choice of agents to help you in that task. How do you choose one?

Firstly, the agent must be someone you can communicate with and get along with. If you do not get along with the agent, you can hardly expect them to make the most effort into getting you a sale.

Secondly, (and this goes without saying) the agent must be a reliable and honest character. Are the fees charged transparent, or are there hidden charges that you only find out about when you go to sign the selling document? Does the agent take the time to evaluate your property, or are they just trying to get it listed quickly with no consideration to your input? If so, how knowledgeable will they appear to propective purchasers? I've lost track of the number of times I've been on a property viewing with an agent and asked a question, only to be told by the agent that they have no idea, as they've never seen the property before! Do you really want that sort of person showing serious buyers around your property?

Thirdly, and now becoming increasing important, the agent must have a dynamic way of promoting your property, either through a network of parners and/or via the Internet. Buyers are increasing using the Internet to do their initial research and to make their initial contacts. If they do not find your agent or your property, then your chance of getting a quick buyer is slim. The days of buyers walking in through the door are long gone, as buyers have become much more sophisticated. A good agent will have a clear and easy to use website, showing your property with good photos and plenty of detail. They will also be getting leads to their website using an MLS system like the Tuwawi MLS (Spain) Property Network, and/or using an international property portal such as Spanish-Property-Finder or aHome.in. This means, as soon as you instruct the agent to act for you, your property is getting maximum exposure world-wide, and yet you have a local point of contact to liaise with and take care of the viewings.
